There are a few things you need to do when it comes to title information. On Xome.com auction properties, it’s easy: 

  1. If a title document is made available for a property, it can be found on the Property Details Page under Documents, along with the sample contract. This document often includes information about the current seller; any liens, judgements, or encumbrances associated with the property; and the property’s sales history.  

Not every seller provides the property title information, but many do. Keep in mind that a title report is just a snapshot of what the title looks like at the time the seller submits the property for auction. There could be liens, judgements, or other encumbrances added to the title after a property is registered for an auction.  

That’s why it’s important to check out the most recent version of the title report before bidding on a property begins.   

We highly suggest developing a working relationship with a title company. Title companies let you request a copy of the most recent title information for any properties you are interested in bidding on. This will give you an up-to-date picture of whether the title is clean, or if there are liens or judgements you might be responsible for paying.

 

Pro tip: Requesting a copy of a title report usually comes with an additional fee, so be sure to ask your title company about this before putting in your request.
